Should You Buy A Condo At The Maui Banyan In Kihei?
The Maui Banyan is a lovely South Kihei condo complex across the street from the famous Kamaole II Beach.
Completed in 1991, the design is contemporary, with mature landscaping and well-kept grounds. Amenities are excellent, and some top-floor units have ocean and/or Hakeakala views.

Maui Banyan, Pluses And Minuses
The large 8.6 acre property is made up of 5 five-story buildings and 3 two-story buildings, with 256 separate residences. Amenities include elevators, BBQ, a tennis court, two swimming pools, Jacuzzi, 24 hour security, and outdoor picnic areas.
Maui Banyan is conveniently located across the street from Kamole II beach, near shopping, dining, and the Kihei Boat Ramp (for activities like whale watching and snorkeling). It’s a 7 minute walk to Keawakapu beach, one of the nicest in all of Maui, and a 5 minute drive to Wailea.
The property is well-managed and the location is perfect for many people who like the south Maui vibe. But you need to be aware of a few things before you make an offer.
First, the good..
- Hotel Zoned: Because it was originally built in a Hotel zone, Maui Banyan has been, and will continue to be, a legal vacation rental. If Maui county does crack down on short-term occupancy, this property could actually benefit since there will be fewer legal options for visitors, and they will need to stay somewhere with Hotel zoning or in an actual hotel.
- Guest Loyalty: The Banyan is a guest favorite, with many visitors returning year after year. Look at AirBnB reviews and note the comments about the complex. It's not uncommon for families to rent two or three units for a month or more, year after year. Popular units are often sold with tens of thousands of dollars of pre-bookings, which become yours as the new owner.
- Location: For many people, the location is perfect,. Across the street from the beach, with groceries, restaurants, and activities all within walking distance. Not to mention that South Kihei has what many consider the best weather on the island. Cooler than the West site, but consistently warm and sunny.
- Lockoff-Unit: Almost all of the 2-bedrooms in the Banyan have a separate entrance for the 2nd bedroom (called a lockoff). That means you can rent out one section while you are staying in the other. It also means you have 2 legal vacation rentals for the price of one since they can be rented separately.
- 1 Bed, 2 Bath Floorplans: Select units are available in a 1 bedoom, 2 bath configuration. This allows you to put a pullout sofa or Murphy bed in the living room and sleep two extra adults, who get their own bathroom. This is a very popular layout because you can have guests stay with you, but you still get your own space.
- Parking Garage: The Maui Banyan is one of the few properties to have a secure three-story garage with covered parking, along with many outdoor stalls for guests and owners.
- 24 Hour Security: This part of Maui is relatively safe, but it's nice to know that there is an on-site security team watching over the complex.
Now, for the not so good…
- HOA Fees: A property with large grounds needs to be kept up, and that costs money. In addition, insurance costs have increased for nearly all Maui condo complexes since the Lahaina fires. HOA fees include maintenance, security, landscaping, pools, BBQ, Jacuzzi, as well as water, sewage, cable, Internet, and trash pickup. At the time of this writing, HOA fees are approximately $995 to $1,449 per month, depending on how big your unit is.
- Limited Views: Though you are close to the ocean, that doesn't mean you are going to see it from your unit. Because of the way the complex is sited, only the top floors and a few units in front have ocean views. Of course, that's reflected in the price, which is less expensive than many other Hotel-zoned properties. If sweeping ocean views are important, you may want to look at a different complex like the Mana Kai or the Royal Mauian.
Should You Buy At Maui Banyan?
The Maui Banyan is a great centrally located complex that’s a visitor favorite. It’s Hotel-zoned and the 2-and 3-bedroom configurations have lockoff units, giving you two vacation rentals for the price of one.
The grounds are well managed, and there’s a 24 hour a day front desk along with full time security and covered parking. If you are looking for a place you will be able to legally short-term rent, both today and tomorrow, this is a great option. Prices are down approximately 20% in the past year, and it is currently considered a buyer’s market.
