Should You Buy A Condo At Wailea Elua Village?
Wailea Elua Village is a beautiful oceanfront community located right on Ulua Beach, next to the Andaz Hotel.
Originally developed in 1977, and fully completed in 1981, the design is contemporary and luxurious, with manicured landscaping and beautiful grounds that are directly on the beach.
Amenities are excellent, this is an exceptionally nice oceanfront development in South Maui that is Hotel-zoned. Unlike many Wailea developments, it’s not overdone or stuffy, and it’s also fairly low-density. Most units have a view of the ocean or Molokini crater.
Wailea Elua, Positives And Negatives
The huge 23.98 acre property is made up of 24 two -story buildings, for a total of 153 separate residences that are generously sized and well-designed. Amenities include a BBQ area, 2 swimming pools, hot-tubs, recreation area, a exercise room, gated property, front-desk, and 24 hour security.
Wailea Elua is located on Ulua Beach, in between the Andaz Resort and the Marriot. It’s directly on the water, and minutes away from world-class golf, snorkeling, and scuba diving. There’s onsite storage for paddleboards and kayaks.
This property is extremely well-managed and the location is perfect for many people who like an uncrowded feel and want to the benefits of ownership. However, Wailea Elua is not for everyone. If you are thinking about buying here, you need to be aware of a few things.
First, the positives..
- Security and Privacy: This is an exclusive property, and one of the few condo complexes on the island that has active perimiter security and a 24 hour a day front gate.
- Short term rentals allowed: Because the complex is zoned hotel, and was originally developed as a short term rental complex, many owners will rent their units, which can generate substantial cash flow.
- Direct Beachfront: Wailea Elua is not just near the beach, it is directly on the beach. The only similar property in the Wailea/Makena area is Makena Surf, which is significantly further south, and not near shopping or dining.
- Location: Many people love the location. Overlooking the beach, the resort is luxurious without being uptight. The Shops at Wailea are just a 5 minute walk away via the road or the Beach Path, with world-class shopping and dining, and you are near all the amenities of Wailea like golf and ocean activities.
- Incredible Views: Because Wailea Elua is on the ocean, most units have stellar views of the beach, Makena, Molokini crater, and sometimes all three.
- Large Floorplans: These are not small units, the average 2-bedroom Wailea Elua condo is between 1,250 ft² and 1,400 ft², and there are units as large as 1,749 ft².
And now, the not so good…
- Expensive: Wailea Elua is not cheap. and while there are certainly more expensive properties on the island, prices average over $3,000 per square foot. Units require a fair amount of money to purchase, and even more to maintain and pay ongoing expenses, especially considering that they are on the water, which can be hard on a property.
- HOA Fees: A complex this large needs multiple full-time landscapers, maintenance staff, and guest services personnel. HOA fees include building maintenance, 24 hour a day security, landscaping, pools, BBQ, Jacuzzi, as well as water, sewage, cable, Internet, and trash pickup. At the time of this writing, HOA fees are approximately $1,450 - $3,001 per month, depending on how big your unit is.
Should You Buy At Wailea Ekahi?

Wailea Elua is a beautiful, oceanfront, low density condo complex directly on the beach, located in the very heart of Wailea. Prices start at $2.215 Million and exceed $5.3 Million.
The grounds are beautifully maintained, and there’s 24 hour a day full time security, and a host of amenities. If you are looking for an oceanfront condo you can rent out when you aren’t on the island, this is your place. Prices are down slightly, even for the most premium units. It is currently considered a buyer’s market.
