The Complete Wailea Ekolu Buyer's Guide

Wailea Ekolu is a beautiful hillside community located right on the Blue Golf Course, directly above the new Wailea Village shopping and dining area.

Originally developed in 1979, the design has a contemporary style with a maximum of two story building height. Many of the units have sweeping views, and though this is a resort, it feels like a place you could live full-time. 

This was one of the earliest golf course developments in Wailea. People love the location, the low-density layout, and the fact that many units have been upgraded, showing pride of ownership.

Wailea Ekolu, Plusses and Minuses

The large 18.45 acre property is made up of 17 two -story buildings, for a total of 148 mostly 2 bedroom residences that are nicely sized and well-designed. Amenities include a BBQ area, 2 swimming pools, recreation area, a exercise room, and 24 hour security. Like a few other area properties, ownership also gives you the right to join the Wailea Golf Club.

Wailea Ekolu is located in the very heart of Wailea, walking distance to shopping, restaurants, and of course, golf. It’s minutes away from world-class snorkeling, scuba diving, and ocean sports.

This property is extremely well-managed and the location is perfect for many people who want an uncrowded feel and appreciate the south Maui vibe. However, Wailea Ekolu is not for everyone. If you are thinking about buying here, you need to be aware of a few things before you make an offer.

First, the good..

  • Location: Many people love the location. It's quiet, relaxing, and close to everything you come to Maui to experience. A short walk to resorts, shops, and the Wailea Beach Path.
  • World Class Golf: Wailea Ekolu is not just near the beach, it is directly on one of the nicest beaches on Maui, known as Keawakapu. The only similar low-density property in the area is Wailea Elua, which is substantially more expensive.
  • Incredible Views: Because the complex is on the hill, most units have great views of the water, Molokini crater, and the sunset.
  • Generous Floorplans: These are not tiny little units like you find in some condos condos. Wailea Ekolu units average 1,071 ft² and there are units as large as 1,483 ft², which is quite generous for a 2 bedroom.

And now, the not so good…

  • Apartment Zoning: Wailea Ekolu is zoned as Apartments. This means that there are some questions as to whether vacation rentals will be allowed in the future. The county has indicated they are open to rezoning the entire property as Hotel, and that developments in Wailea and Kapalua will be grandfathered, but until that is finalized, the use is subject to change.
  • Premium Pricing: Wailea Ekolu is not as expensive as other Wailea complexes, but it's definitely not cheap. Prices start at around $1,300 per square foot. Units require a fair amount of money to purchase, but they do come with the Wailea cachet.
  • HOA Fees: A complex this large needs multiple full-time landscapers, maintenance staff, and guest services personnel. HOA fees include building maintenance, 24 hour a day security, landscaping, pools, BBQ, Jacuzzi, as well as water, sewage, cable, Internet, and trash pickup. At the time of this writing, HOA fees are approximately $1281 - $1,400 per month, depending on how big your unit is.

Should You Buy At Wailea Ekolu?

Wailea Ekolu is a beautiful, low density condo complex directly on the Blue Golf Course, located in Wailea. It’s not the most expensive property, but it’s also not cheap, with prices starting at around $980k and exceeding $2 Million.

The grounds are beautifully maintained, and while this is not a gated community, there is 24 hour a day full time security. If you are looking for a condo with a casual feel and great views, this is your place. Prices are down slightly, even for the most premium units. It is currently considered a buyer’s market.
