Should You Buy A Condo At Wailea Ekahi Village?
Wailea Ekahi Village is a beautiful oceanfront community located right on Keawakapu Beach, where Kihei meets Wailea.
Originally developed in 1977, with additions in the 80s and 90s, the design is contemporary and approachable. Not as fancy as other Wailea developments, but still quite lovely, and on one of the nicest beaches on Maui.
This was one of the earliest oceanfront developments in South Kihei. People love the location, the low-density layout, and the fact that many units have a view of the ocean or Haleakala.
Wailea Ekahi, Plusses and Minuses
The huge 33.51 acre property is made up of 56 two -story buildings, for a total of 294 separate studio, 1-bedroom, and 2 bedroom residences that are nicely sized and well-designed. Amenities include a BBQ area, 4 swimming pools, hot-tubs, recreation area, a exercise room, Tennis courts, front-desk, and 24 hour security.
Wailea Ekahi is located on Keawakapu Beach, on the Kihei – Wailea border, just to the north of Maluhia. It’s directly on the water, and minutes away from world-class golf, snorkeling, and scuba diving. There’s onsite storage for paddleboards and kayaks.
This property is extremely well-managed and the location is perfect for many people who want an uncrowded feel and appreciate the south Maui vibe. However, Wailea Ekahi is not for everyone. If you are thinking about buying here, you need to be aware of a few things before you make an offer.
First, the good..
- Direct Beachfront: Wailea Ekahi is not just near the beach, it is directly on one of the nicest beaches on Maui, known as Keawakapu. The only similar low-density property in the area is Wailea Elua, which is substantially more expensive.
- Location: Many people love the location. Overlooking the beach, the resort is luxurious without being uptight. The Shops at Wailea are just a 10 minute walk away via the road or the Beach Path, with world-class shopping and dining, and you are near all the amenities of Wailea, like golf and ocean activities.
- Incredible Views: Because the complex is on the ocean, most units have great views of the beach, Molokini crater, and sometimes both.
- Short term rentals currently allowed: Because part of the complex is partially zoned hotel, and was originally developed as a short term rental complex, vacation rentals are currently allowed.
- Generous Floorplans: These are not tiny little units like you find in some oceanfront condos. Wailea Ekahi units average between 800 ft² and 1,200 ft², and there are units as large as 1,575 ft², which is pretty generous for a 2 bedroom.
And now, the not so good…
- Mixed Zoning: While part of the development is Hotel zoned, another part is zoned as Apartments. This mixed zoning means that there are some questions as to whether vacation rentals will be allowed in the future. The county has indicated they are open to rezoning the entire property as Hotel, and that developments in Wailea and Kapalua will be grandfathered, but until that is finalized, the use is subject to change.
- Premium Pricing: Wailea Ekahi is not as expensive as other oceanfront complexes, but it's definitely not cheap. Prices start at around $1,800 per square foot. Units require a fair amount of money to purchase, but they do come with the Wailea cachet.
- HOA Fees: A complex this large needs multiple full-time landscapers, maintenance staff, and guest services personnel. HOA fees include building maintenance, 24 hour a day security, landscaping, pools, BBQ, Jacuzzi, as well as water, sewage, cable, Internet, and trash pickup. At the time of this writing, HOA fees are approximately $994 - $3,231 per month, depending on how big your unit is.
Should You Buy At Wailea Ekahi?

Wailea Ekahi is a beautiful, oceanfront, low density condo complex directly on the beach, located in Wailea. It’s not the most expensive property, but it’s also not cheap, with prices starting at around $900k and exceeding $2.8 Million.
The grounds are beautifully maintained, and while this is not a gated community, there is 24 hour a day full time security. If you are looking for an oceanfront condo with a casual feel, this is your place. Prices are down slightly, even for the most premium units. It is currently considered a buyer’s market.
