Built in 2005, the design is contemporary and luxurious, with manicured landscaping and beautiful grounds that are directly on the beach.
Amenities are excellent, this is one of the nicest oceanfront developments in South Maui that is Hotel-zoned. Most units have a view of the ocean or Makena, as well as Molokini crater.
Wailea Beach Villas, Pluses And Minuses
The large 10.74 acre property is made up of 7 two -story buildings, and 2 five-story buildings, for a total of 99 separate residences that are generously sized and well-designed. Amenities include a BBQ area, 2 swimming pools, hot-tubs, recreation area, a exercise room, gated property, front-desk, and 24 hour security.
Wailea Beach Villas is located on Wailea Beach, in between the Grand Wailea Resort and the Marriot. It’s directly on the water, and minutes away from world-class golf, snorkeling, and scuba diving.
There is a private entrance to the Shops at Wailea with world class dining, luxury retail, and access to the areas best resorts. There’s onsite storage for paddleboards and kayaks, and an activities desk, as well as full service resort amenities, including…

This property is extremely well-managed and the location is perfect for many people who like the resort feel, but want to the benefits of ownership. However, Wailea Beach Villas are not for everyone. If you are thinking about buying here, you need to be aware of a few things before you pull the trigger.
First, the good..
- Security and Privacy: This is an exclusive property, and one of the few condo complexes on the island that has active perimiter security and a 24 hour a day front gate.
- Short term rentals allowed: Because the complex is zoned hotel, and was originally developed as a short term rental complex, many owners will rent their units, which can generate substantial cash flow.
- Direct Beachfront: Wailea Beach Villas is not just near the beach, it is directly on the beach. The only similar property in the Wailea/Makena area is Makena Surf, which is significantly further south, and not near shopping or dining.
- Location: Many people love the location. Overlooking the beach, the resort is luxurious and comfortable, but not uptight. There is a private entrance to the Shops at Wailea, with world-class shopping and dining and you are near all the amenities of Wailea like world-class golf and ocean activities.
- Incredible Views: Because Wailea Beach Villas is on the ocean, most units have stellar views of the beach, Makena, Molokini crater, and sometimes all three.
- Large Floorplans: These are not small units, the average Wailea Beach Villas condo is between 1,900 ft² and 2,200 ft², and there are Penthouse units as large as 2,934 ft².
And now, the not so good…
- Expensive: Wailea Beach Villas are one of the most expensive communities in Maui. Cost per square foot can easily exceed $4,500. Units require a fair amount of money to purchase, and even more to maintain and pay ongoing expenses, especially considering that they are on the water, which can be hard on a property.
- HOA Fees: A complex this nice needs multiple full-time landscapers, maintenance staff, guest services personnel, and management to run it all. HOA fees include building maintenance, 24 hour a day security, landscaping, pools, BBQ, Jacuzzi, as well as water, sewage, cable, Internet, and trash pickup. At the time of this writing, HOA fees are approximately $4,076 - $6,757 per month, depending on how big your unit is.
- Located In The Center Of Wailea: If you are looking for a resort experience, this is about as good as it gets. But if you want to be away from people, stores, and development, you might be overwhelmed with Wailea Beach Villas. Owning here is a highly-curated experience, right in the "thick of it" as they say. If you want to be away from it all, a complex like Makena Surf may be more to your liking.
- Limited remodel schedule: Major construction is only allowed between Easter and Thanksgiving. This is because many owners visit during the high season and don't want to be disturbed by construction noise. While this is great for residents, if you are going to remodel your unit, it means you need to carefully plan because many large construction projects can take longer than seven months.
Should You Buy At Wailea Beach Villas?

Wailea Beach Villas is a luxurious high-end condo complex directly on the beach, located in the very heart of Wailea. It’s gorgeous, but not cheap, with prices starting at $6.25 Million and exceeding $12.95 Million
The grounds are beautifully maintained, and there’s 24 hour a day full time security, and a host of amenities. If you are looking for a luxury oceanfront condo you can rent out when you aren’t on the island, this is your place. Prices are down slightly, even for the most premium units. It is currently considered a buyer’s market.
