Should You Buy A Condo At Pacific Shores In Kihei, Maui?
Pacific Shores is a lovely South Kihei complex across the street from the famous Charley Young Beach Park.
Originally built in 1989 as workforce housing, it was converted into condos in the late 1990s. Amenities are typical of complexes in the area, with a remodeled pool area that includes BBQs and a covered event space.
Due to the siting of the complex, many of the units in front (A Building) have ocean views, and units in the back (B Building) have Hakeakala views. The 4.75 acre property is made up of 2 four-story building clusters with elevators, containing 136 separate residences.
Pacific Shores is conveniently located less than 250 feet from Charley Young beach, Kamaole I beach, and 1/8 mile from the famous Cove Surfing Beach. The area is near shopping, dining, nightlife, ocean activities, and the new hot-spot, South Maui Gardens.
Pacific Shores, Plusses and Minuses
While the property is well designed, with great floorplans and a wonderful location, Pacific Shores is not for everyone. If you are thinking about buying here, you need to be aware of a few things before you make an offer.
First, the good…
- Location: For many, the location is ideal. Across the street from the beach, with groceries, restaurants, and activities all within walking distance. Not to mention that South Kihei has what many consider the best weather on the island. Cooler than the West site, but consistently warm and sunny.
- Guest Loyalty: As far as renting your place out, Pacific Shores is a guest favorite, with many visitors returning year after year. Look at AirBnB reviews and note the comments about the complex. Popular units are often sold with existing reservations, which become yours as the new owner. Short term rentals could change though (keep reading).
- Great floorplans: The layout of the units is ideal for vacationers, part-time residents, and even full-time living, with good storage space, on-site parking, and bedrooms that are not next to one another.
- Recent Upgrades: In addition to a recent exterior paint job, the pool area was completely refurbished several years ago, and has been upgraded with new barbecues, upgraded bathrooms, and a small event/picnic space.
And now the not so good…
- Not Many Amenities: While the Pacific Shores is in a great area, there are not many of the amenities you will find in other complexes. There are no tennis courts, Pickleball courts, workout areas, or park-like outdoor areas. If amenities are a priority for you, you might want to look at a complex like Maui Kamaole, Kamaole Sands, or even at the Maui Vista complex next-door.
- Likely Short-Term Rental Restrictions: Due to the passage of Maui's Bill 9, which limited short-term rentals in certain complexes, there is a good chance that Pacific Shores will lose it's ability to vacation rent in the future. If renting your unit is important, you may want to focus your search on Hotel-zoned properties like Maui Banyan or Royal Mauian.
The Best Value In Kihei?
Pacific Shores is one of South Maui’s Premier residential communities, centrally located, but still in the “sweet-spot” of South Kihei, with the best beaches and weather. Units are not huge, but they are well laid out and comfortable for vacation renters, part-time guests, and full-time residents.
Because of Bill 9 and potential vacation rental restrictions, prices are down significantly, about 40% off recent highs. Since this was originally built as workforce housing, there is a good chance this complex will lose its vacation rent-ability in January, 2031.
