The Complete Maui Parkshore Buyer's Guide

Maui Parkshore is a classic South Kihei complex across the street from the famous Kamaole III Beach Park.

Built in 1974, the design is cool, with a Mid-Century vibe, and because of the location, most of the units have ocean views.

Maui Parkshore Location

The compact 1.79 acre property is made up of a single 4-story building, with just 64 separate residences. Amenities include a pool, BBQ area, and of course, you get full access to the Beach Park across the street.

Maui Parkshore is conveniently located in South Kihei, near the Kihei Boat Ramp (for activities like whale watching and snorkeling trips), and just down the street from Wailea. It’s a 5 minute walk to Keawakapu beach, one of the nicest in all of Maui.

Should You Buy At Maui Parkshore?

The property is well-managed and the location is perfect for many people who like the south Maui feel and weather. But Maui Parkshore has a few issues you need to know about before you make an offer or purchase a unit.

First, the good..

  • Location: For many people, the location is ideal. Across the street from an amazing swimming, snorkeling, and sunset beach, with groceries, restaurants, and activities within walking distance. Not to mention that South Kihei has what many consider the best weather on the island. Cooler than the West side, but consistently warm and sunny.
  • Great Layouts: All units are identical, 890 ft.² 2-beds and 2-baths. The bedrooms are across the hall from one another so owners and guests have privacy. There's also room for a few more guests on a pullout sofa or Murphy bed in the living room.
  • Great Views: Because the property is elevated above the road and situated across the street from the beach, almost all units have incredible views of the ocean.

And the not so good...

  • Possible Short-Term Rental Restrictions: Originally built in an Apartment Zoned area, Maui Parkshore has been operating under what is known as the Minatoya List exemption, allowing certain complexes to rent short-term (less than 6 months). Based on the passage of Maui's Bill 9, it's possible that short-term rentals may be restricted in the future.
  • Older Complex: Because the complex is over 50 years old, there may be future assessments for maintenance, roofs, common area improvements, and infrastructure. There are no known issues currently, but make sure you receive condo docs and review them carefully to make sure you know what you are getting involved with.
  • Road Noise: While we love this complex and the fact that it is so close to the ocean, be aware there is increased road noise due to the location on South Kihei Road. Of course the bedrooms are in the back, and you can install double pane windows, and that would solve a lot of of the problem, but we would be remiss if we didn't mention it.

A Favorite Community Complex

Maui Parkshore is a cool, South Kihei, low-rise condo complex that’s across the street from a great swimming, snorkeling, and whale-watching beach. Most units have water views and face the sunset.

If you are looking for a Mid-Century vibe at a great price (and near the water), this is a viable option. Prices are down approximately 30% in the past few years, and it is currently considered a buyer’s market.
