Makali'i At Wailea Condo Buyers Guide
Makali’i is a newer luxury oceanview community located between the Kealani Resort and the Wailea Golf Vistas, right on the border of Wailea and Makena.
Fully completed in 2020, the design is a blend of Mid-Century Modern and updated Hawaiiana with a contemporary feel. Grounds are beautifully landscaped, and most units have excellent views.
Makali'i, Pluses And Minuses
The 9.35 acre property is made up of 17 four unit residential buildings, each one with its own one or two-car garage. There are 68 separate residences that are beautifully appointed and very well designed, with modern kitchens, appliances, and smart-home systems. Amenities include a BBQ area, swimming pool, hot-tub, recreation area, fitness center, gated property, and 24 hour security.
Makali’i is conveniently located a block from Polo Beach and two blocks from White Rock Beach. It’s a short drive to shopping, dining, and the Shops at Wailea.
The property is well-managed and the location is perfect for many people who like a modern island feel with a luxury touch. But Makali’i is not for everyone. If you are thinking about buying here, you need to be aware of a few things before you make an offer.
First, the things we love.
- Mid-Century Design: Makali'i has a modern aesthetic, based on mid-century design principles. If you like a contemporary look and feel, you will probably love it here since the entire complex is reflective of that style.
- Incredible Views: Makali'i is built directly above the Fairmont Kealani Resort, giving it ocean, Makena, Haleakala, and/or Kahoʻolawe Island views.
- Location: For many, the location is ideal. Close to the beach, next to a world class resort, and just a few minutes to the Shops, Wailea Village, and the island's top restaurants. Not to mention, this area of Maui has cooler temperatures than the West side, but consistently warm and sunny.
- New Complex: Because this is a new complex, and it was well built, there should be no maintenance or upgrades needed to the buildings or property for many years.
- Excellent Floorplans: the design and layout of the units is superb, maximizing view, lines, privacy, and a mixture of sun and shade, this is a condo you could live in full-time if you wanted to. Units come in two and three bedroom configurations, and average 1,574 to 1,802 ft².
- Private Garage: Makali'i is one of the few properties that comes with a secure indoor one or two-car garage for each unit, depending on the size.
The things we don’t love…
- Moderately Expensive: While not the most expensive condos on Maui, they certainly are not cheap, often costing over $1,800 per square foot. Recent sales were in the $2.5 Million to $3.7 Million range.
- HOA Fees: HOA fees include building maintenance, 24 hour a day security, landscaping, pool, BBQ, Jacuzzi, Fitness center, as well as water, sewage, cable, Internet, and trash pickup. At the time of this writing, HOA fees are approximately $1,563 - $1,788 per month, depending on how big your unit is.
- No short term rentals allowed: This can be considered a plus or a minus depending on whether you live at the complex. Because the property is zoned as Apartments, short term rental rentals are not permitted, and they probably never will be. The minimum rental period is six-months, which is the same as a normal property on Maui.
Should You Buy At Makali'i?

Makali’i is a mid-century inspired condo complex with amazing views, right on the border of Wailea and Makena. It was built in 2020 so it is still very new.
The grounds are well maintained, and there’s a private garage for your car, many of which have electric charging stations. Kitchens have high-end appliances. If you like a modernist vibe with a contemporary feel, this may be a perfect place for you. Prices are down slightly, even for the most premium units. It is currently considered a buyer’s market.
