Ke Alii Ocean Villas is a newer luxury residential community in South Kihei, a block from the beach and a few minutes from Wailea. Completed in 2013, the design is classic. Short-term rentals are not allowed, however units are large enough for full-time living.
The 6.92-acre property is made up of 15 three-story buildings, with 144 separate residences. This is a popular development for people new to the island, the units feel like single-family homes, and it’s one of the few complexes that is pet-friendly.

Ke Alii Ocean Villas is conveniently located steps from Kamole I and Charley Young beach, near shopping, dining, and the Kihei Boat Ramp (for activities like whale watching and Scuba Diving). It’s a 10-minute walk to Keawakapu beach, one of the nicest in all of Maui.

While the complex is great for many, Ke Alii Ocean Villas is not for everyone. If you are thinking about buying here, you need to be aware of a few things before you make an offer.
First, the good…
- Location: For many people, the location is ideal. It's up the block from the beach and close to groceries, restaurants, and activities, which are all within walking distance. Not to mention South Kihei has what many consider the best weather on the island. More temperate than the West side, but warm and sunny. Plus, the ocean water quality in this area is consistently rated as the cleanest and best for snorkeling, swimming, and diving.
- Great Amenities: The complex offers resort-style amenities including an infinity-edge pool, spa, fitness center, BBQ areas, and beautifully landscaped grounds.
- Large Units And Great Layouts: The units are large (most are over 1,200 ft²) and the layouts are perfect for groups, roommates, and people who work from home. 2-bedrooms have either a 2 or 2.5 baths, making it great for shared living situations. Most downstairs units have a small outdoor area that is for the owner's use.
- Newer Construction: Because Ke Alii Ocean Villas was recently built, you should not have as many maintenance issues or assessments like you would with an older complex. Of course, check with the condo, docs, and recent meeting minutes before you purchase a unit, but there is nothing that we know of that needs to be done.
- Pet Friendly: Per the HOA rules, you are allowed up to two pets, including dogs up to 65 lbs, which is not usually found at this price point. There's even a park next to the complex, so you don't need to get in your car to exercise your animal.
And the not so good…
- Limited Views: A few of the units have good views, but many don't, though the area is nicely landscaped and you usually get a garden view. Also, you are only a block from the ocean.
- No Short-Term Rentals: Because this complex is zoned for apartment use, and since it was never envisioned to be used for short-term use, the minimum rental period is six months. If renting your unit short-term is important, you should focus your search on Hotel-zoned properties like Maui Banyan or Royal Mauian.
- Not all buildings have elevators: While many of the buildings do have elevators, a few of them are walk-up only. This could be a problem if you have mobility issues. Make sure to ask your agent or check the MLS listing to see if a unit you are interested in has an elevator in the building if this is important to you.
Ke Alii Ocean Villas, A Luxury South Maui Option
Ke Alii Ocean Villas is a well-situated luxury condo complex in Kihei that is pet friendly. Perfect for part-timers or people thinking about making Maui their permanent home. You are near shopping, dining, activities, and the beach, and can take advantage of all South Maui has to offer.
Unit layouts are great for large groups or shared living situations. Downstairs units often come with access to the outdoors, ideal for anyone who enjoys spending time outside.
