Kai Makani is an oceanfront development located in North Kihei, directly along South Kihei Road and just down the road from the new Hilton Grand Vacations property.
Built in 2007, the design is considered Modern Tropical. This is a residential complex and no vacation or short term rentals are permitted.
Grounds are nicely landscaped and units in the front have excellent ocean views. Some units in the back also have Haleakala views. The 10 acre property is made up of 22 residential buildings, with a total of 112 units. Amenities include a pool, hot-tub, fitness center, and clubhouse. all across the street from Sugar beach.
Kai Makani is conveniently located in North Kihei, close to town, services, and the Airport. It’s a short drive to shopping, dining, and Azeka Plaza.
Kai Makani, Pluses And Minuses
The property is well-managed and the location is great for many people who like living near Kahului without actually living in town. But Kai Makani is not for everyone. If you are thinking about buying here, you need to be aware of a few things before you make an offer.
First, the good..
- Newer Complex: Because this was completed in 2007, there should be no maintenance or upgrades needed to the buildings or property for many years. The builder was Pacific Island Homes, and the construction quality is considered above average.
- Excellent Floorplans: The design and layout of the units is highly functional, maximizing privacy, light, and large living areas. This is a condo you could live in full-time if you wanted to, and many people do. Units come in two and three bedroom configurations with two baths and average 811 ft². to 1,238 ft².
- Ocean Views From Front Units: Kai Makani is built directly across the street from Sugar Beach, the longest on Maui, with views of Lanai, Kahoʻolawe Island, and many back units units have views or Haleakala.
- Location: For many, the location is perfect. Near town, the airport, and shopping, and just across the street from Sugar Beach.
To be honest, there’s not much you can say that’s negative about Kai Makani…
- Technically Located In A Flood Zone: Though there were no issues from the recent North Kihei floods in the Kai Makani complex, this property is technically located in a flood zone, and you may experience water pooling in the parking lot and along South Kihei Rd.
- Area Can Be Windy: The weather can be a bit windy on this part of the island because the trade winds blow straight over from the North Shore. Of course this keeps the area a little bit cooler, and some people prefer it. Sugar Beach is after all, a well-known windsurfing spot.
- No short term rentals allowed: Because the property is not zoned Hotel, short term rental rentals are not permitted, and they probably never will be because this is considered a residential condo. The minimum rental period is six-months, which is the same as a normal property on Maui.
Should You Buy At Kai Makani?

Kai Makani is a contemporary condo complex in North Kihei. It was completed in 2007 so it is still fairly new and up to date.
The grounds are well maintained, there are nice amenities, and many of the units are owner-occupied. If you like a newer Hawaiiana vibe in an affordable condo, this may be a perfect place for you. Prices are down about 15%. It is currently considered a buyer’s market.
